Twenty local residents have moved into their brand new homes after moving out of their post war bungalows which were demolished.

Bolsover District Council and Derwent Living – in partnership with Kier Partnership – Homes welcomed the residents into their newly constructed bungalows following the demolition of their old, pre-fabricated tarran bungalows on Oxcroft Lane in Bolsover.

The £3.8 million scheme, supported by Homes and Communities’ £2.2 million of funding, ensured the redevelopment with new, modern, energy efficient bungalows with additional general needs houses.

They all have hot water heated by solar panels meaning tenants’ heating bills should be much lower than those experienced in their old pre-fab bungalows.

The Oxcroft Scheme is also the first in the sub-region to achieve the Building for Life Silver Award for design quality.

Gladys Lilley, one of the first tenants to move, said: “We all loved our old pre-fab bungalows but they were post-war “Homes for Heroes” that had way outlived their use.

My new bungalow is beautiful and after eight months in temporary accommodation, I am back with my old neighbours, which is great.”

Bolsover District Council’s Cabinet member for housing management Cllr Keith Bowman said: “We are very grateful to the Oxcroft Lane tenants for their patience and understanding whilst in temporary accommodation.

“All the residents are now in their brand new homes which are first class properties and offer them not only a much more comfortable home but a much more energy efficient and cost effective one.”

Louise Brown, Land Manager at Derwent Living, said: “We are delighted to deliver this much improved and needed housing in Bolsover. We are pleased the residents are so happy with their new homes.”

Chris King, managing director of Kier Partnership Homes. said: “Kier has been extremely happy to work with Bolsover District Council on this scheme which has proved very successful.

“We are now looking to replicate this success across other sites in Langwith Junction, New Houghton and potentially other sites in Derbyshire where defective bungalows still exist.”

The redevelopment includes 33 new affordable homes, 29 for rent and four for part-buy part-rent from Derwent Living.

There will also be 13 homes for open market sale on the former adjacent QMEC site. These homes will be offered through the Firstbuy scheme which provides first-time buyers of new properties a 20per cent repayable deposit towards their new home.

Cllr Bowman added: “This really is regeneration at its highest level. We have used our own assets to provide housing for a range of client groups whilst improving the street scene and some property values at the same time.

”We see at first-hand the frustration people have in not being able to afford a deposit for a property.

“That’s why we have worked hard to achieve the highest Firstbuy allocation in the Sub-Region through working with the government and agencies such as Kier.

“I would urge any first-time buyer currently struggling to find a deposit to contact us so we can hopefully help them get on the property ladder.”

Leek Moorlands Hospital closes Cottage Ward after virus outbreak

A ward at a Staffordshire hospital has been closed because of a suspected flu outbreak.

The Cottage Ward at Leek Moorlands Hospital is expected to be closed to new patients for at least a week.

A number of patients and staff have reported flu-like symptoms although evidence of the virus is yet to be confirmed.

An NHS spokesperson said they regretted having to close the ward but added that other wards were still open.

Director of nursing and quality, Siobhan Heafield, said: "It is important that we make all possible efforts to limit the spread of the virus.

"Other wards are not affected and they and our routine clinics and the minor injuries unit continue to operate as normal.

"Winter has arrived rather late this year and the recent cold weather has increased the level of flu-like illness and those at risk of getting serious complications from flu may be more vulnerable if they haven't yet had the flu jab."

Lost and found in Mendocino

Mendocino’s famous St Orres Inn.

THE lost coast. That's what they call the bays and cliffs and breakers just a little way north of the sand between my toes. It sounds like a Hollywood blockbuster: probably starring Humphrey Bogart, directed by Howard Hawks in the 40s; recreated by Harrison Ford and Steven Spielberg 30 years later; re-imagined for today's multiplexes by Johnny Depp and someone else.

Close, but no mynah. This is film-noir territory: Bodega Bay, just an hour's drive north of San Francisco, is nest of The Birds, made by Alfred Hitchcock in 1963. On a late-autumn early morning, there is not another soul for miles, miles of white curving sand and waves and wetlands. Just me and the birds.

Across the Golden Gate, clear of the chichi charm of Sausalito and the surburban sprawl of the Sans Rafael and Anselmo, California's mythic Highway 1 hugs the cliffs and gullies and dips and rises of the coast.

On the sea side are dramatic cliffs, sandy beaches, coves and surf breaks. Few swim: it's too darn cold.

On the road side, the occasional farmhouse, even more occasional store or gas station, the first shoots of what will – a few miles north – grow into the giant redwood forests.

These days, the rich play in Bodega Bay, its spas and inns and restaurants. Protected from the Pacific swells, its little harbour is home to a few yachts; outside town, the kombis and caravans hint that less well-heeled surfers and windsurfers get a break here, too.

The locals don't mind that many of their visitors come because they've been horror-fied by Hitchcock, frisson-ated by that classic scene of Tippi Hedren driving her Aston Martin down a winding road into an idyllic seaside village where feathered, squawking terror will perch on every playground and pier.

"It's not the way it is," insists Chris Wedel, manager of the Inn at the Tides restaurant.

"That road is about five miles north of here and it doesn't lead into the village at all. And the schoolhouse is a little way up the road and back from the beach, not where it seems to be in the movie."

And the restaurant, where Hitch shot the scenes with those birds? "In the film it's right on to the shore, when it was 'bout half a mile back … you wouldn't recognise the town in the film as this town at all."

Never mind, this is almost Hollywood. Years later, when it became a tourist attraction, the owners moved the restaurant to the foreshore.

As for the birds … much of the area surrounding the harbour is a nature reserve, welcoming species that lived here decades ago, disappeared and are now being coaxed home.

"Oh," a dogwalker tells me as we cross the boardwalk across the wetland, "they reckon that once he'd finished filming, Hitchcock let go all the thousands of crows and ravens he brought up here to put in the movie. They wiped out the birds that used to live here."

The past few decades also all but wiped out most of the towns. Such as Gualala, once a logging port, now a backwater, which is pretty much how its arts-oriented residents like it. They have a slew of planning rules to keep it that way, some that ban street lamps (light pollution, you can't see the stars), others that preclude a dry-cleaning store (all those chemicals. All that power).

Even pronouncing the name is a giveaway: old-timers say "Gu-LAH-la", newer and more culturally aware locals say "WAH-la-la", and visitors just give up.

But you can certainly head into the redwoods to their community arts centre, a marvellous multi-purpose camp-studio-playhouse-kiln-nature walk.

Director David – "Suss" to everyone in town – Susalla walks us through the outdoor sculpture gallery and explains that every nail, pipe and beam has been bought and paid for by the locals, cash on the barrelhead.

There are summer art camps for kids, pop, folk and classical music festivals and dance cabarets, exhibitions by local and visiting artists, classes in spinning, weaving and whatever craft you can think of, and several you haven't, year-round.

We're talking about a pub, petrol-pump, superette beach town here, smaller than Waipu.

Don't get the wrong idea: Gualala is not averse to change. Twenty-some years back, folks got permission to build baches and a motel and a few shops between Main St and the sea. Ruined the view. So they'll be dynamited, or however an environmentally friendly community deals with such matters, and the locals will be able to sit and look at the sea from the veranda of the Gualala Inn.

The movie sets roll on. The highway becomes the main street of Point Arena, population 474 and one of the smallest "cities" in California, where the San Andreas Fault runs out to sea, which may mean it'll be famous one day, even more famous than the day Jim Carrey used its picture-perfect 30s cinema to film one of his turkeys, The Majestic.

None of the towns is better known than tonight's stop, which is better known by its stage name. "Cabot Cove", the chocolate-box New England village of colonial cottages, tidy olde-world flower gardens, lace curtains, white-painted church, is barely 5000km from Maine. For several series, the chintzy charm of Mendocino became the home of Angela Landsbury's incarnation of Agatha Christie's gossipy detective, Miss Marple.

Not that she got here first: there's been East of Eden, Summer of'42, Cujo, Racing With the Moon, Forever Young, Dying Young and dozens more flicks and shows you've either forgotten or never heard of.

And before the moviemakers, Pomo Indians settled on the beach where the Big River meets the Pacific, below the rounded headland at the north of a sweeping bay. In 1850 the loggers came, which explains the wooden cottages, and the look. Business boomed until 1940, when the town slipped back into near-oblivion.

Its saving grace was art. Specifically, that of painter Bill Zacha.

He encouraged fellow artists to move north from the Bay Area: they could live in the ghost town for a song. Another good idea: the sounds-like-classical music festival, held in the main street, tuned up in 1987. Now it's an artists' and musicians' hangout, a holiday place, a beach place. Think Raglan.

Len Brown, take note: most of the town is designated as a historic place and it's near-impossible to paint a windowsill or mend a picket fence without 17 layers of permission. Not that the locals seem to mind: kicking back in a main street bar around midnight, jukebox rocking, beers flowing, there was a plain feeling that they like their town the way it was, and is.

In Fort Bragg, across one of the local craft ales – possibly Barney Flat's Oatmeal Stout, couldn't swear to it – Scott Schneider, the Aotearoa-adoring CEO of Visit Mendocino County, mentioned that the next stage of Highway 1 is known as the Lost Coast. Officially, from when coastal ships gave way to railways and roads for carrying redwood logs to San Francisco and the rugged region was unsuitable for the newfangled methods of transportation.

"Now," he chuckled, "there's another explanation. You might as well chuck away your mobile phone when you get to Mendo'. There's no coverage in much of the county."

Two hours' drive from Silicon Valley, and you can't use a cellphone. A favourite song drifts in …

"Rise up over the Rockies and down on into California Out to where but the rocks remain And let the sun set on the ocean I will watch it from the shore Let the sun rise over the redwoods I'll rise with it till I rise no more Talk to me of Mendocino Closing my eyes, I hear the sea …"

A lost coast. Or a great find.

Craftsman homes and bungalows in Southern California

1329805757 89 Craftsman homes and bungalows in Southern California

First of all I make no pretence in acting as a learned historian regarding Craftsman and Bungalow architecture, but after 40 years of architectural practice in the San Gabriel Valley I would like to make certain comments as to the unique and significant aspects of these styles which are different and sets them aside from the Craftsman architecture developing in the rest of the country at the turn of the 19th century.

The Arts and Crafts movement began in England with the prolific writings of John Ruskin and William Morris who stressed the virtues of hand made goods as opposed to the machine made items of the industrial revolution.  Gustav Stickley in New York was one of the first Americans to adopt the philosophy of the Arts and Crafts movement shunning the Victorian and Classical style in favor of simple unadorned handmade basic structural forms.

In the Pasadena area the Arts and Crafts style was being adopted by Ernest Batchelder the tile maker and designer, Highland Park’s Arroyo Guild, including William Lees Judson the Stained glass artisan and founder of the USC College of Fine Arts, and of course the architectural firm Greene and Greene that opened their offices in Pasadena in 1894.

The work of Charles and Henry Greene has come to represent the soul of the Craftsman Movement with its simplicity and meticulous attention to materials and detail.  Starting with the Gamble House plan, where rooms on the first floor open up onto a terrace and the second floor bedrooms open onto an unscreened sleeping porch.  The extension of the living space to the outdoors was a revolutionary concept at the time and could be interpreted as a celebration of our temperate climate sans mosquitoes.

Charles Greene, the prime designer in the firm, was said to be under the spell of Japan.  The Asian influence can be seen in the corbelled bracing design of the Blacker House similar to many Japanese temples, the cloud lift which is of a centuries old Chinese design, the use of heavy carved structural members, the integration of building and nature, the extension of beams and rafters beyond the roof eave line or columns and the use of the picture rail above the door window openings around the perimeter of the room.  The 6” high by 1” thick member serves to unify the various interior elements of a room such as the doors, windows, fireplace, inglenook and built in furniture.  Above the rail is plastered freeze to the ceiling.  This also has the effect of making the room seem larger.

The Greenes used several interesting details in wood joinery such as strapping several wood members together with a metal strap and clevis.  Wood beams of boards where spliced together with a scarf off set or Z splices and square keepers with all edges sanded round.  Perpendicular board intersections where mortised with round peg keepers.  Board corners where joined with finger joints rather than a simple mortise.  The ends protruded beyond the intersecting face with all edges sanded round.  First floor parapet walls used indigenous river rock, quite often with a Clinker (partially vitrified) cap.  Hardware and light fixtures had a distinctive Craftsman design which to this day is duplicated and in demand.

The cost of the Craftsman home with its beautiful detailing and the use of many exotic woods were just a little beyond the average home builder’s budget.  Thus keeping with some of the same characteristics and techniques of the Craftsman home, a more modest design evolved referred to as the Bungalow.

The term Bungalow evolved from an East Indian hut called a Bangala which was anglicized into the word bungalow.  In England the term came to describe compact no frills resort of vacation housing.  In America the bungalow came to represent an affordable, practical, fashionable home greatly influenced by the Arts and Crafts Movement.

The popularity of the Bungalow movement spanned the teens and twenties and swept various parts of the country particularly trend setting California.  The typical Bungalow floor plan started with a generous front porch which could act as outdoor seating area.  The front door opened to a living room with a fireplace located along an exterior wall.  This room was intended to be the main living area for the family and for receiving visitors.  Quite often the living room opened directly into the dining room with a cased or framed opening for visual separation and frequently had a built in buffet.  Next was the kitchen with built in cabinets including a cupboard.  These kitchens were laid out so that it had enough room for a small informal dining area, a new concept in the kitchen design.  To the rear of the kitchen was a screened laundry porch which led to the back yard and garage.  Bed and bathrooms were to the side or rear of the forgoing function or on the second floor.  The plans generally where compact and quite functional.

Although the above described is quite common there was considerable variation in the style often incorporating classical and Victorian motifs.  Southern California was different in this respect with less influence in the traditional style and in some cases influenced by the Mission style.  Due to no snow loads the roof has a lower slope with strong horizontal lines.  Structural elements were simple and strait forward.  Rather than beam or rafter tails having classical or birds mouth profile, they where strait cut with rounded edges and often projected beyond the roof eves or post supports.  Parapets, pilasters and fireplace using indigenous river rock was a significant feature of the architecture in the Pasadena area.  Large entry porches sometimes extending across the entire width of the house was an endorsement of outdoor California living.

It is difficult to say who was responsible as the major influences in designing the multitudes of bungalows across America.  In most cases we really don’t know.  Of course there were some instances of custom built one of a kind bungalows attributed to an architect, but such cases are not common.  Many of the bungalow designs were the creations of unnamed designers, architects, or anonymous underpaid draftsmen, which were marketed by the use of plan books whose complete plans including details and specifications and were sold by numerous sources such as Sears and Robuck and Montgomery Ward for as little at ten dollars.  Another innovation arising from the plan book was complete packages of carefully labeled house parts including structural elements, built in furniture, fixtures and finished millwork all meticulously labeled so that handy home owners could build their own houses for as little of $1500 ordered by mail.

There was no uniformity of style in the plan books they spanned the gamut of architectural influences from Victorian to Classical.  Needless to say there was quite a bit of plagiarism between plan books.  I personally remember a project where we where designing a remodel to a bungalow.  The Cultural Heritage Commission protested that this house was a possible Gustav Stickley original.  I found no evidence of this in the city records, but in looking though a plan book offered by Henry L Wilson a noteworthy Los Angeles architect, entrepreneur and publisher in the teens and twenties, I found a house plan and elevations which matched the house I was working on.  I called this to the attention of the commission to no avail, they dismissed the information I had gathered from the plan book stating that the house might be a significant copy of a famous architects work.

Our offices are located in South Pasadena home to many Bungalow homes.  To the north is Pasadena which is a treasure trove of numerous fine Craftsman and Bungalow style homes.  We have done a considerable amount of work in the area as regards to restoring and remodeling these homes.  Historically the dining room and the kitchen were separated from the back yard with a utility porch, laundry, half bath, mud room, etc.  A common complaint from our clients have is that the house does not face or take advantage of the back yard and the primary family living area is separated from the kitchen.  The modern trend is that the kitchen is the social center of the house and opens onto a family room.  Our designs take this into consideration.  A goal is to have the family room open onto an exterior terrace which often incorporates an arbor or pergola into the design.

The goal should be to seamlessly blend the original design with the new without destroying the character and function of the house.  A specialty our office has won several awards in.  In order to accomplish this, a designer must understand, appreciate and perhaps love the simplicity, efficiency and the details of the Arts and Crafts movement as a manifest in the American Bungalow.

Valero employees, Alamo Heights High School students and members of the Youth Orchestras of San Antonio helped the Sunshine Cottage students with hands-on arts experiences from “Around the World,” this year’s theme.

“This night allows students to have close contact with some of our great local artists in San Antonio,” said teacher Giovi Carola. “Hearing impaired students are very visual and tactical. They excel in all creative arts.”

Students from pre-kindergarten through fifth grade also exhibited their own artwork. Each grade studied an art form from another country. Pre-K students, for example, did Rangoli, a folk art from India.

Cary McAlexander came to San Antonio when her school in Memphis, Tenn., no longer offered the type of deaf education she wanted for her son Walt.

“That is when I moved here, just for this school, with my sons Walt and Wyatt,” McAlexander said, “and it has been the best decision I ever made.”

Jerry Christian, the school’s chief executive officer, said families move to San Antonio from as far away as Saudi Arabia to attend Sunshine Cottage. The school teaches its students to listen and speak without the use of sign language.

“We believe in early childhood testing, which is now mandated by law for newborns,” Christian said. “When combined with correct hearing aids and devices, then the students are taught everyday communication and how to function in real life.”

Samantha Romo, 15, was one of those students. She graduated from Sunshine Cottage with a love for painting and pencil drawings. The Alamo Heights High School student plans to study art in college.

“My inspiration comes from China, dragons and events,” she said.

Samantha’s Alamo Heights classmate Cora Bishop Petty also attended Sunshine Cottage. Her mother, Angel Bishop Petty, said she drove 51 miles to school for years to offer her daughter an atmosphere of acceptance and love.

“Cora made friends her first day just on a school visit,” Bishop Petty said. “She was so happy to find others who wore hearing devices.”

No exhibit demonstrated students’ love for sound better than an African drumming presentation by Nina Rodriquez and her Unlock the Rhythm workshop. The kids used bongo drums to follow along with Rodriquez in a study of rhythm and sound. They laughed, drummed with enthusiasm and danced throughout the evening.

Leticia Toledo was laughing as well. She said she came from Mexico to San Antonio to unlock the sounds of a new life for her daughter Dominique.

“When we came, we only spoke Spanish, but the school welcomed us with open arms eight years ago,” Toledo said. “Now my daughter, who could not hear, speaks both languages, dances ballet and is an ice skater.

“You can breathe love in this place,” she said.

England’s lost Downtons: Or how endless homes have ended up as bypasses, office blocks and golf courses

Death, debt, urban sprawl: there are many reasons why England has lost so many of its Downton Abbeys.

A third of Britain’s historic estates, with their elegant country houses, deer parks, farms and churches with family crypts, have been demolished, diminished or turned into flats — 1,000 since World War II.

The lucky ones got taken over by the National Trust. The unlucky ones had the contents ripped out and sold off and were then flattened by developers.

One that survived: Highclere Castle in Newbury, Berkshire where Downton Abbey is filmed. A third of Britain
